A Place to Call Home RV Park — Community Guidelines

The following Community Guidelines are in place to ensure a safe and pleasant environment for you and our others guest. Management reserves the right to deny service to any guest or terminate their stay at the park immediately without refund for lack of adherence to our guidelines.

1) Be a Good Neighbor

• Be courteous to residents, guests, and staff.

• Quiet hours: 10:00 PM – 8:00 AM.

• Respect privacy; avoid loud music or disruptive behavior. If we receive a complaint, one warning will be issued and then residents will be asked to leave the premises without a refund.

2) Check-In & Residency

• Check-in begins at 3:00 p.m.

• Register all residents and list all vehicles at move-in. Each paid registration includes 1 RV per site and 2 vehicles per site. Extra vehicles must be approved by management at an additional cost depending on available parking spaces. ABSOLUTELY NO PARKING ON THE GRASS.

• Standard occupancy: 2 adults per site (18 yrs.+) and up to 4 children (exceptions require approval).

3) Rent & Deposits

• Site fees are due and payable on a monthly basis and are due on the first day of every month. A grace period of 5 days will be given before a late charge of $10 per day is assessed. If the full monthly rental (to include late charges) is not paid within 10 days, management has the right to give notice to vacate the premises. No deposit will be refunded for early departure without approval from management.

• $250 electric/security deposit required at move-in.

Electric is metered monthly. Water, sewer, and Wi-Fi included.

• Returned payments: $35 service fee.

4) RV & Site Appearance

• RVs must be self-contained and equipped with an approved sewer trap and vent. All RVs must have suitable utility connections (including a screwdriver dower adaptor and hose) for external hookup and must meet all federal, state, and county requirements.

• All vehicles (RVs, automobiles & motorcycles) must be currently registered, clean, well-maintained and in good running order.

• Management has the right to refuse service to any RV based on its appearance and condition. Any RV that is 10 years and older must be approved by management before making reservations.

• Cargo trailers, buses, truck campers, pop-up campers, and vans are not permitted.

• Skirting allowed with prior approval; must look neat.

• Keep sites tidy—no clutter, tarps, or storage under units.

• Outdoor décor/furniture only; indoor furniture stays inside.

• No permanent structures (sheds, decks, fences) without approval.

5) Vehicles & Parking

• 5 MPH speed limit throughout the park.

• Maximum 2 vehicles per site unless approved.

• Park within your site; no parking on grass, roads, or vacant pads.

• No vehicle repairs or oil changes on property.

• Bicycles and golf carts must remain on roadways and driveways.

6) Pets

• Up to 2 pets (dogs or cats) per site.

• All pets must be vaccinated.

• Always keep pets leashed and never unattended outdoors. Unattended pets and / or excessive barking will not be tolerated and may result in non-renewal.

•Outdoor crating, caging, and fencing are not permitted.

• Clean up after your animals immediately. Failure to clean up after your pet will result in a $25 fine per occurrence and may result in non-renewal.

• Aggressive or excessively noisy animals are not permitted.

• We love our dogs, so a Dog Park is part of our RV Park community. Once inside the fenced Dog Park, your pets may come off of their leashes. If your dog exhibits aggressive behavior, you will be asked to remove the animal from the Dog Park.

7) Utilities & Trash

• Wastewater disposal hookups must be sealed. Make sure that all hoses and connections are free of leaks. Texas law requires that a sewer hose be fastened using a connector or a rubber donut.

• Hoses and power cords must be in good condition.

• Household trash only; use designated dumpsters.

• No bulk items, furniture, or construction debris may be disposed of in dumpsters.

8) Yard & Outdoor Areas

• Management handles mowing.

• No open fires or fireworks allowed at any time. Traditional BBQ pits and smokers may be used for cooking outside of your site, but do not put these items on the grassy area.

• Smoking and vaping allowed only at your site; please dispose of butts properly.

• Generators may not be used unless there is an extended power outage and only with the permission of the management.

• Do not tamper with landscape, electric or plumbing systems. Customers will be held liable for any and all damage or destruction of property (including but not limited to grounds, park facilities, sites, water spigots/lines, electric pedestals, sewer connections, cables lines, landscaping, etc.) caused by the customer, their guests, or pets.

Prohibited outdoor living space items include: perimeter fencing, appliances, indoor furniture, excessive storage under RV, excessive decor, clotheslines, tents or tarps, pet cages, crates, fencing and pens, portable fire pits, and trampolines and swimming pools.

9) Laundry & Restroom Facilities

• All RV Park facilities, including front desk, laundry, restroom and shower facilities, will be maintained regularly. Please report any problems to management immediately.

• Management reserves the right to restrict or deny use of any facility to any guests.

• Management handles mowing.

• Pets (with the exception of service animals) are not allowed inside facilities.

• Flushing anything in toilets other than toilet paper is prohibited.

• Use of all park facilities is limited to registered guests unless approved by management.

10) Fishing Pond

• The pond is for catch and release fishing only.

• No swimming is allowed in the pond.

• Please remove all fishing tackle, bait, fishing lines and personal trash.

• Children under the age of 12 must be accompanied by an adult and wear a life jacket at all times while at the pond.

11) Mail & Packages

• Mail/package acceptance is available at the office. To have your mail delivered to the office, please use the following address and include your name and site number: c/o A Place to Call Home RV Park, 333 BJ Mayes Road, Bastrop, Texas 78602. You may come to the office and pick your mail up in the designated area during office hours.

• Management is not responsible for lost or misdelivered items.

12) Safety & Security

• Children under 12 must be supervised at all times.

• No firearms (including bows and crossbows) or illegal substances on property.

• Report suspicious activity to management.

• Sites may be inspected for safety or compliance concerns.

• Violence or the threat of violence will not be tolerated. Customers are responsible for the conduct of their guests (including family members and children). Such responsibility shall include, but not limited to, financial responsibility for any damage to any person or property, and any breakage, damage, destruction, and vandalism of park facilities, common areas, and other property.

• Security cameras and audio recordings are in use in common areas and throughout the RV park, including the front desk, Community Room, Laundry Room, and the Restroom facilities.

• All Bastrop County Burn Bans, posted signs, public laws and ordinances regarding health and safety must be observed and are strictly enforced.

• Call 911 for Fire, Police or Ambulance. The address of the RV Park is 333 BJ Mayes Road, Bastrop. For all other concerns, you may contact the office at 512-409-0442 and make sure to provide the issue as well as your site number. Emergency contact information forms are required for all guests. This information will remain confidential and will only be used in the event of an emergency. IF YOU OBSERVE ANY ACTIVITY YOU BELIEVE TO BE OF CONCERN, CALL 512-409-0442 TO REPORT 24 HOURS A DAY.

13) Policy & Enforcement

• Management may refuse service or terminate residency for violations or non-payment.

• No refunds for early departure due to rule violations.

• Rules may be updated with 30-day notice.

14) Liability

• Residents/guests are responsible for their persons and property.

• The park is not liable for loss, injury, theft, or damage.

A Place to Call Home RV Park guests agree to abide by these Terms and Conditions and understand that they are legally binding. All parties agree that in the event of a dispute that the License Agreement will be interpreted in accordance with Texas Law and that the guest shall be responsible for attorney fees and costs of A Place to Call Home RV Park management and its representatives incurred and arising out of any breach of the License Agreement and these Terms and Conditions by guests and their visitors. Guests agree to hold harmless A Place to Call Home RV Park for any claim of personal injury, property damage, intangible damages, advertising injury, discrimination, or any other causes of action in tort, contract or equity arising out of the acts or omissions of A Place to Call Home RV Parks guests and their visitors.
